What working in Spanish covers
Massachusetts contracts and closing papers are in English. Luis explains them in Spanish, line by line, so you know what you are signing.
- The offer: in Massachusetts you sign an Offer to Purchase first, then a Purchase and Sale Agreement. Luis explains the deposit, the dates and each contingency.
- The inspection: since October 15, 2025, a seller cannot require you to waive a home inspection. Luis helps you schedule it and understand the report.
- Calls, texts and emails: updates in the language you prefer, from first showing to closing day.
- Closing: Luis is a notary public with hundreds of loan signings, so he knows the closing package well.
Luis is not an attorney and does not give legal advice. Your attorney gives you the final word on any contract.
Referrals to Spanish-speaking lenders and attorneys
If you want your whole team to speak Spanish, Luis can refer you to lenders and real estate attorneys who do. You choose who to work with. Ask each one about their fees, and compare at least two lenders. Get every quote in writing, so you can compare the same numbers side by side.
Loan options people ask about
- FHA: low down payment loans. Since May 25, 2025, FHA is limited to U.S. citizens and permanent residents and no longer open to non-permanent residents.
- ITIN loans: the IRS issues ITINs to people who must file taxes but cannot get a Social Security number. Some private lenders offer ITIN mortgages. These are non-QM loans, so rates, fees and down payments are often higher than standard loans.
- Self-employed buyers: some lenders review bank statements instead of tax returns.
We make no promises about approval. A licensed lender decides who qualifies.
Help for sellers, too
Selling in Chelsea, Everett, Revere or nearby? Luis prices your home, explains Massachusetts seller costs, and handles buyers and agents in either language. You always know where your sale stands. He also explains the smoke and CO certificate, the lead paint notice and the deed excise tax before they come up.
